Most Alberta New Home Warranty programs require an 11 month home inspection so that you can identify all the issues in your home so that they can be fixed.  You can either trust the people provided by the builder, do it yourself, or hire a professional Home Inspector to thoroughly check your home so that in 2 or 10 years you don’t have to deal with issues that should have been fixed for free.

If you do not give the builder a list in writing before the 12 month deadline then they DO NOT have to honor your warranty!

Builders want you to go thru the warranty checklist with their representative, Why is that?

They don’t want you to get a home inspector involved because I have the tools, experience and know the standards to find out what the builder is required to correct.
