Home Inspection
This is the home inspection that everyone should get when they are purchasing a home. It involves a detailed examination of the home systems and its different sub-systems. It is intended to identify major deficiencies (over $1500) as well as maintenance items that need attention. It is an excellent learning experience to attend with your home inspector.

WHAT THIS INSPECTION DOES NOT COVER
The inspection excludes latent defects that cannot be reasonably detected in a non-invasive inspection described in this contract. Latent defects may include but are not limited to: water leaks, land subsidence, or other geological problems. The inspection also excludes merely cosmetic features without limitations, minor wall defects and cracking, paint, wall coverings, carpeting, floors, paneling, lawn and shrubs.
Not all devices will be inspected. InterNACHI standards only require the operation of a representative number of these devices, not all of them will be checked especially the ones blocked by furniture, carpets, or other obstructions.
This inspection will not include any positive identification of mould or asbestos without labratory testing. It will only be stated as may contain or may be.
Duplex Inspection
This is the home inspection that everyone should get when they are purchasing a home. It involves a detailed examination of the home systems and its different sub-systems. It is intended to identify major deficiencies (over $1500) as well as maintenance items that need attention. It is an excellent learning experience to attend with your home inspector. Be aware that there are limitations with common areas and privacy that can affect what we might be able to access. We wil also advise how to best protect yourself in this as well.
WHAT THIS INSPECTION DOES NOT COVER
The inspection excludes latent defects that cannot be reasonably detected in a non-invasive inspection. Latent defects may include but are not limited to:inactive water leaks, land subsidence, or other geological problems. The inspection also excludes merely cosmetic features without limitations, minor wall defects and cracking, paint, wall coverings, carpeting, floors, paneling, and shrubs.
Be aware that due to limited access to some areas of the townhouse due to inaccessibility or privacy reasons we will not be able to identify issues in those areas to which we have no access. Any areas that we do not have access to we will identify steps to take to protect yourself (for example if no access to boiler room, check condo documents for age and expected life cycle remaining for boiler and systems).
We do not review the condo documents but will make statements recommending that you check the condo documents for specific items to better protect yourself. We recommend that you have a professional company properly review the condo documents as they are properly equipped to provide a professional opinion on the condition of the overall condo association and status of past and future reserve fund studies.

Townhouse Inspection
Townhouses or row houses generally share walls with neighbours. It is important to know information about the entire complex and not just the unit you’re purchasing to avoid occuring any substantial future costs. This provides the assurance that the unit and the complex are safe.
Condo Inspection
Not all areas of the common areas of the condo will be accessible (particularly on multi story condos) or can only be inspected from the ground. This can include:
- roof and attic
- boiler room
- inside of other units (to see roof leaks or foundation leaks)

Deficiency Inspection Services
New Home Inspection
Did you know that if you ‘take occupancy’ of your brand new home, and there is a problem with the house the builder only has to fix it to a warranty standard and you have no choice about this. If you know before you take occupancy that say the roof is substandard and will have problems for the rest of the house’s life then you can have the builder redo the roof, or you can walk away from a lemon. This is an excellent method to ensure that you get what you are paying for.
11 mo. Warranty Inspection
Most Alberta New Home Warranty programs require an 11 month home inspection so that you can identify all the issues in your home so that they can be fixed. You can either trust the people provided by the builder, do it yourself, or hire a professional Home Inspector to thoroughly check your home so that in 2 or 10 years you don’t have to deal with issues that should have been fixed for free.
If you do not give the builder a list in writing before the 12 month deadline then they do not have to honor your warranty!
WHAT THIS INSPECTION DOES NOT COVER
The inspection excludes latent defects that cannot be reasonably detected in a non-invasive inspection. Latent defects may include but are not limited to inactive water leaks, new devices that fail after short usage, land subsidence, or other geological problems as they relate to New Home Warranty standards or Building Code as understood by the Inspector.
